Mini Split Troubleshooting: Common Issues & Fixes

The 4 Most Common Mini Split Problems
Problem 1: Water Dripping Inside from the Wall Unit
Water is pooling underneath the indoor unit or running down the drywall.
Algae or mold blockage in the 5/8" condensate drain line, disconnected drain hose, negative pitch, or a failed condensate lift pump.
Turn the unit off immediately to prevent water damage to your wall or flooring. Inspect the exterior drain exit to see if water is trickling. If blocked, professional line flushing or pump replacement is required.
Problem 2: Unit Turns On but Does Not Cool or Heat
Fan blows air, but air is room temperature.
Thermostat set to "FAN" mode instead of "COOL" or "HEAT", dirty filters restricting coil heat transfer, low refrigerant charge from a flare leak, or outdoor inverter board fault.
Verify remote mode is set to snowflake (Cool) or sun (Heat) and setpoint is 3°F beyond current room temperature. Wash mesh filters. If still blowing neutral air, request a diagnostic refrigerant and electrical check.
Problem 3: Blinking Lights & Error Codes on Indoor Display
Run timer or operation LED flashes in a specific sequence or displays a code (e.g., E1, F3, U0, P4).
Onboard computer detected an abnormal sensor reading, voltage imbalance, communication dropout between indoor and outdoor boards, or thermistor open/short circuit.
Note the exact blinking count or alphanumeric code. Power down the dedicated breaker for 5 minutes to reset the microprocessor. If the code returns upon restart, call for electronic diagnostic service with the code ready.
Problem 4: Weak Airflow Even on High Fan Setting
Blower motor sounds like it is running, but barely any air comes out of the louvers.
Fine dust, pet dander, and organic biofilm have coated the blades of the cylindrical blower fan wheel or impacted the rear evaporator coil fins.
A standard filter wash will not fix impacted blower wheels. This requires a professional deep teardown cleaning with pressurized coil washing.
Things You Should Never Do Yourself
- Do not spray bleach or caustic household cleaners into the indoor unit; harsh chemicals corrode aluminum fins and degrade copper tubing.
- Do not attempt to connect DIY gauge manifolds without certified training; mini split R-410A systems operate under extreme high pressures (up to 450+ PSI).
- Do not continue running an iced-over unit; severe coil icing can cause liquid refrigerant slugging and destroy the inverter compressor motor.
