Airflow, Air Quality & Efficiency Restoration

Mini Split Cleaning & Maintenance

Deep teardown cleaning for ductless air handlers and heat pumps across Virginia.

Rinsing your air filters in the sink is great routine maintenance, but it only stops about 30% of fine particles. Over months of humid cooling operation, microscopic dust and moisture accumulate deep inside the evaporator coil, blower fan wheel, and drain pan, restricting airflow and reducing energy efficiency.

Routine Filter Care vs. Professional Deep Cleaning

Understand the crucial difference between everyday homeowner maintenance and professional teardown service.

Homeowner Filter Washing (Every 4–6 Weeks)

What you can easily do yourself to maintain everyday airflow and surface cleanliness:

  • Unlatch front panel and remove mesh screen filters
  • Rinse gently with warm tap water and allow to dry fully
  • Wipe down exterior louvers with a dry microfiber cloth

Professional Deep Service (Every 12–24 Months)

Specialized technician teardown using pressurized water bib systems:

  • Full casing removal and wall bib catchment installation
  • Deep aluminum coil chemical bath and low-pressure rinse
  • Cylindrical blower fan wheel mold and dust sanitization
  • Drain pan anti-microbial flush and outdoor condenser coil wash
The Process

What Is Included in a Professional Deep Clean?

Step 01

Housing Disassembly & Protective Bib Kit

We remove the front louvers, filters, and casing, installing a specialized waterproof catchment bib bag with drainage bucket beneath the unit to protect your walls and flooring.

Step 02

Evaporator Coil Deep Chemical Wash

We apply an eco-safe, non-acidic evaporator coil cleaner that penetrates deep between aluminum fins to dissolve organic slime, pollen, and impacted debris, followed by low-pressure rinse.

Step 03

Crossflow Blower Wheel Sanitization

The cylindrical blower fan wheel is deep cleaned to eliminate buildup that restricts airflow velocity and causes musty odors and room temperature imbalances.

Step 04

Drain Pan Flush & Condensate Line Clear

We clear the internal condensate drain tray and flush the drain line with anti-microbial treatment to prevent clogs and indoor water leaks.

Step 05

Outdoor Condenser Coil Washing

We clean the outdoor heat pump coil to remove grass clippings, pollen, dirt, and leaves, restoring proper heat transfer and energy efficiency.

Step 06

Electrical & Operational Verification

We inspect wire terminations, measure supply and return air temperature differential (Delta-T), and test louver motor motion and remote responsiveness.
